Cobham is a short drive north-west of our Bookham base, and it is one of the areas where roof complexity, rather than roof size alone, decides the job. What actually fails on Cobham roofs
On the larger Cobham properties the covering usually outlives the details. These are the failures we find most often.
Valleys, the most common Cobham leak
A valley between two roof planes carries the water from both, so it handles far more than any tile. Fill it with leaf litter and moss, or let the lining fail, and water goes sideways under the covering.
Because the water then travels along battens and rafters, the internal stain can be a long way from the valley. Repairs aimed at the stain are wasted. Clearing, re-lining or re-forming the valley in lead is what stops it.
Dormer cheeks and dormer flat roofs
Dormers add several junctions at once: two cheeks, a top abutment, flashings and often a small flat roof. Older dormers were frequently finished with mortar fillets that have long since cracked.
We re-form those junctions with lead soakers and flashings, and where the dormer top is a flat roof, we check the deck and fall rather than simply re-covering what is there.
Lead that has cracked along its folds
Lead expands and contracts with temperature. Sections that are too long, or fixed too rigidly, eventually crack along the fold line: a hairline that passes an awful lot of water.
The usual history is a mastic repair that lasts a winter or two. Replacing the section, correctly sized and dressed, removes the failure point rather than covering it.
Gutters overwhelmed by tree cover
Mature planting around Cobham properties fills gutters and outlets heavily every autumn. On a large roof, that is a lot of water suddenly with nowhere to go.
Overflow rots fascia timber, stains render and brickwork and can soak the ground against the foundations. Regular clearing is straightforward maintenance that avoids all of it.

Shade from mature trees and damp air near the Mole keeps roof slopes wet for longer, and moss establishes quickly on them.
Moss holds water against the tile surface, gets into the laps and breaks free in heavy rain to block gutters. It is removed carefully; heavy pressure washing takes the tile surface with it.
