A tile that has moved has almost always lost the thing holding it: a corroded nail, a broken batten, or felt beneath that has perished and no longer supports the course. Push the tile back and it will move again in the next gale. Deal with the fixing and it stays where it belongs.
Our tiling work covers both ends of the scale. At one end, individual slipped, cracked and missing tiles replaced with the batten and membrane beneath made good. At the other, full tiling work: larger areas re-tiled, elevations stripped and re-covered, and new tiling matched to what is already on the roof.
Matching matters more than people expect. A weathered roof with a bright new patch in the middle of it is a permanent reminder of a job done in a hurry. We source and set tiles so the repair sits into the existing roof rather than on top of it.

What happens if it waits
One missing tile is an opening, and wind knows exactly what to do with it
A tiled roof works as a system where each tile shelters the fixings of the one below. Take one out and you have not just made a hole; you have exposed the edges of its neighbours to wind that can now get underneath them. That is why a single missing tile so often becomes five after the next storm.
Beneath the tiles, the membrane is a secondary barrier, not a roof. Once it is exposed to direct rain and sunlight it splits, and from that point water is landing on battens and rafters. Timber that stays wet through a winter rots, and rot means carpentry rather than tiling.
Water getting past the covering also finds insulation. Wet insulation stops insulating and stays wet, so the room below gets colder and the loft develops the damp smell that homeowners usually notice long before they see a stain.
The cost curve here is steep and entirely avoidable. Replacing a few tiles and making good the batten and felt beneath is inexpensive. Replacing rafters, re-plastering a ceiling and redecorating a room is not.

- Pushing a slipped tile back into place without replacing the nail, batten or membrane that let it slip.
- Using whatever tile is available rather than matching profile and colour, leaving an obvious patch that also may not interlock correctly.
- Bedding tiles in mortar where mechanical fixing is what the exposure actually requires.
- Repairing tiles one at a time on a roof whose fixings have failed throughout, which simply moves the next failure along.
- Walking a tiled or slate roof without proper access, cracking more tiles than the repair replaces.
- Leaving cracked verge and ridge mortar unaddressed, so wind keeps getting under the courses at the edges.

Tile types, fixings and the situations tiling work covers
Tiling ranges from a single replacement to a full elevation. Here is what we work with and how the specification changes with the roof.
Plain tiles, interlocking tiles and slate
Plain tiles are small, double-lapped and common on period Surrey properties. They need the correct lap and a fixing pattern suited to their exposure, and they are unforgiving of being walked on carelessly.
Interlocking concrete tiles cover more area per tile and are widespread on post-war housing. Matching profile matters here, because a non-matching tile will not interlock properly with its neighbours.
Slate is fixed differently again, and slipped slates usually mean corroded nails. Repairs are made with proper fixings rather than by hooking a slate back over a batten and hoping.
Fixings, battens and membrane
Nail corrosion is the most common cause of slipped tiles on older roofs, and it does not affect one tile in isolation; where one nail has gone, its neighbours are usually the same age and condition.
Battens split, rot and pull away from rafters. A tile fixed to a broken batten has nothing to hold, so we replace battens as part of the repair rather than working around them.
Perished membrane is what turns a covering fault into a leak. Where it has split beneath the repair area, we make it good so the secondary barrier is doing its job again.
Ridge, hip, valley and verge
The edges hold a tiled roof together. Loose or cracked ridge and hip tiles let water into the highest point of the roof and are a wind hazard, so they get made secure properly rather than pointed over.
Valleys concentrate water from two roof planes into one channel, and the tiles either side need cutting and bedding correctly for the valley to work. Where lead is involved, our leadwork guarantee applies.
Verges at the gable end commonly lose mortar, exposing tile ends and letting wind under the courses. Finishing these securely is a small job with a large effect.
Full tiling and partial re-tiling
Where an elevation has failed but the rest of the roof is sound, re-tiling that section can be the proportionate answer, with battens and membrane renewed behind the new covering.
New tiling on an extension or after alterations has to meet the existing roof, so the junction, valley or abutment detail is as much a part of the job as the tiling itself.
If the fixings and membrane have failed across the whole roof, we will say plainly that a full re-roof is the economical route rather than selling you repeated sections.

How much does it cost to replace roof tiles in Surrey?
It depends on how many tiles, whether battens and membrane need making good, the tile type and the access required. Matt looks at the roof and gives a detailed written quote itemising the work, so you can see exactly what you are paying for.
How long does tiling work take?
Replacing individual slipped or cracked tiles is usually a single visit. Re-tiling a section or an elevation takes longer and may need scaffolding, and you will be told the expected timescale before the work is booked in.
Is tiling work guaranteed?
Yes: tiled roof workmanship carries a 25 year guarantee, confirmed in writing when the job is complete.
Can you match my existing tiles?
That is the aim, and it is part of the job rather than a bonus. We match profile and colour as closely as possible so the repair sits into the roof instead of standing out as a bright patch.
Why do my tiles keep slipping?
Almost always corroded nails, broken battens or perished membrane. If a tile has been pushed back without those being addressed, it will keep moving, and its neighbours are usually the same age and in the same condition.
How long should a tiled roof last?
A correctly fixed tiled roof with sound battens and membrane lasts decades, which is why our tiled workmanship guarantee runs to 25 years. Fixings, battens and edge details usually determine the life rather than the tiles themselves.
Do I need a few tiles replaced or a new roof?
If the failure is local and the roof is otherwise sound, tiles are the right answer and we will do exactly that. When tiles are slipping across the whole roof and the membrane has perished, we will tell you honestly that repairs stop being economical.
Do you deal with urgent tile damage after a storm?
Yes. Ring rather than use the form if the roof is open to the weather. Our hours are Monday to Saturday 8am to 6:30pm and Sunday 9am to 4pm, and we will tell you honestly when we can get to you.
Do you work on slate as well as tile?
Yes. Slate is fixed differently and needs different handling, and we work on both across Surrey.
