The service
Fascias hold your guttering up and keep weather out of the roof edge
The fascia is the board along the bottom edge of your roof. It closes off the ends of the rafters, carries every gutter bracket on the building, and takes the water that comes off the roof at its most concentrated point. The soffit is the board underneath it, closing the gap between the wall and the roof edge and ventilating the roof space.
Both were traditionally timber, which means both were only ever as good as their last coat of paint. Once the paint film breaks, water gets into the grain, the board softens, and the fixings holding your guttering lose their grip. Replacing them in uPVC ends the maintenance cycle completely.
Our work here is a proper replacement rather than a cover-up. Old boards come off, the roof edge and rafter ends are inspected and made good where they have suffered, and new uPVC fascias and soffits are fixed to sound timber with the guttering rehung to a correct fall.

What happens if it waits
A soft fascia is a small board with a large amount of roof resting on it
Rot in a fascia does not stay in the fascia. The board is fixed to the ends of your rafters, so once water is in the timber it is sitting directly against the structural members of the roof. Rafter ends and wall plates are expensive things to repair and awkward things to reach.
As the board softens it also stops holding fixings. Gutter brackets loosen, the run drops, the fall reverses, and the gutter starts holding water instead of moving it. Now you have an overflowing gutter feeding the wall below and adding more water to the board that failed in the first place.
Open joints and gaps at a decayed roof edge also become access. Birds, squirrels, wasps and rodents will use a soft or broken soffit as a way into a loft, and once they are in you have a second problem entirely; one that damages insulation and wiring.
There is a ventilation consequence as well. Soffits ventilate the roof space, and a rotten or badly patched soffit line disrupts that airflow, so moisture stays in the loft where it condenses on timber. Meanwhile, a peeling roofline is the first thing anyone notices about the front of a house.
Common mistakes we get called out to fix
- Cladding over rotten timber with uPVC capping, which seals wet wood in and lets it keep decaying out of sight.
- Fixing new boards without inspecting or making good the rafter ends and roof edge behind them.
- Rehanging the old guttering on new fascias without resetting the falls, so it holds water exactly as before.
- Blocking or omitting soffit ventilation, which traps moisture in the roof space.
- Leaving the felt at the roof edge torn, so water runs behind the new fascia rather than into the gutter.
- Painting a soft timber fascia as a fix, which hides the decay for a season and adds nothing to its life.

Strip and timber repairs

Boards, guttering, ventilation and the parts behind them
Fascia and soffit work touches the roof edge, the guttering and the roof space. Here is what is involved and where the variations lie.
Fascias, soffits and bargeboards
Fascias run along the eaves and carry the guttering. Soffits close the underside between wall and roof edge. Bargeboards do the equivalent job on a gable end, where there is no gutter but plenty of exposure.
Replacement means removing the old boards entirely so the timber behind can be seen and dealt with, not capping over them and hoping.
Porches, garages, dormer edges and bay roofs have their own short runs, and they are usually the ones left out of a cheap quote.
Replacement versus capping over
Capping is uPVC fixed over existing timber. It looks finished on day one, but where the timber beneath is wet or soft it seals the decay in and the fixings still have nothing dependable to hold.
Where the existing timber is genuinely sound and dry, capping can be a legitimate choice, and we will say so rather than sell a full replacement for the sake of it.
Where boards are soft, dark or crumbling, full replacement is the only work that actually solves anything. That is the honest answer even when it is the larger job.
Guttering, brackets and falls
Guttering has to come off to replace fascias, which makes it the natural moment to replace guttering that is brittle, sagging or leaking at the joints.
New brackets are fixed at proper centres into the new board with the fall set deliberately, so the run drains to the outlet rather than pooling in the middle.
Downpipes, outlets, shoes and hoppers are checked and replaced where needed, because the gutter can only work if what it discharges into can take it.
Ventilation and the roof edge
Soffits ventilate the roof space. Maintaining airflow with the new boards keeps loft moisture down, which protects timber and insulation.
The felt at the roof edge often needs attention at the same time. If it has torn back, water runs behind the fascia instead of into the gutter; a fault that will defeat brand-new boards.
Rafter ends that have been wet are cut back and repaired before the new fascia goes on, so the fixings land in sound timber.
Colours, styles and Surrey properties
uPVC comes in a range of colours and profiles, including woodgrain finishes for period properties where bright white would look wrong on the building.
Local housing runs from 1930s semis with deep eaves to modern extensions with minimal roof edges, so board sizes and details are set to the house rather than to a standard.

How much do uPVC fascias and soffits cost in Surrey?
It depends on the total length, the height and access, how many elevations are included, whether guttering is replaced at the same time and how much timber repair is needed. Matt measures up and gives an itemised written quote so you can see each part.
How long does the work take?
Most domestic properties are a matter of days, depending on how many elevations are being done and the access required. You will be given the expected timescale before the job is booked.
Is the work guaranteed?
Yes: fascia, soffit and guttering work carries a 10 year workmanship guarantee, confirmed in writing when the job is finished.
How long do uPVC fascias last?
uPVC does not rot and does not need repainting, so with sound fixings and timber behind it the roof line stays serviceable for many years, which is why our workmanship guarantee runs to 10 years.
Can you cap over my existing boards instead of replacing them?
Only where the timber behind is genuinely sound and dry. If the boards are soft or wet, capping seals the decay in and the fixings have nothing solid to grip, so we would tell you honestly that replacement is the work that solves it.
Should the guttering be replaced at the same time?
The guttering has to come off anyway, so if it is brittle, sagging or leaking it is much cheaper to renew it then than in a separate visit later.
Will you need to work inside the loft?
Not usually. Occasionally we will want to look at the roof edge or rafter ends from inside to check how far any decay has travelled.
What colours can I have?
uPVC is available in a range of colours and profiles, including woodgrain finishes that suit period properties better than bright white. Matt will talk through what fits the house.
Do you replace bargeboards on gable ends too?
